Gas appliance requests should identify the fuel type clearly so the qualification requirements can be reviewed when the request is matched to a contractor. Built-in dishwashers, over-the-range microwaves and refrigerators with water and ice connections should include photos of the installation.

Can a property manager submit the request instead of the tenant?

Yes. Include the tenant or site contact only when needed for access, and clearly identify who can authorize the repair and any cost approval. The contractor will need to know who to reach when confirming the service visit.

Can I submit a request for a vacant unit?

Yes. Note that the unit is vacant and explain how entry will be provided, such as a lockbox, key pickup or on-site contact. Include any parking or access instructions in the request rather than waiting until after contact is made.

Can I submit more than one appliance problem in a single request?

Yes. Describe each appliance separately in the request and include model information when available. For different properties or separate units, submitting individual requests is usually clearer than combining them, since each location may have different access and authorization contacts.

Can gas appliance work be requested for a rental property?

Yes. Identify the appliance as gas-powered and include the exact symptoms in the request. The job must be matched to a contractor with the qualifications required for gas appliance work.

What if the tenant is not available for the service visit?

Include this in the request from the start. Explain whether a key, lockbox, building manager access or another arrangement can be made. The contractor will need to confirm entry is possible before scheduling a visit.

Can I request priority scheduling for an occupied rental unit?

Note in the request that the unit is occupied and include any timing sensitivities. Response and scheduling depend on contractor availability. A guaranteed timeline cannot be promised before the request is reviewed.
